Sellers want valid buyers. Without a pre-approval letter, buyers aren't taken as seriously. Sellers need that assurance that the buyer can afford the house they are selling.
Without a pre-approval letter, a seller could potentially have his house off the market for three weeks all for nothing after signing a contract with an unqualified buyer.

How Much Does a Homeowner's Style Impact Prospective Buyers?
You have a showing; you have seen the pictures online. But you get into the house and, wowza, you are overwhelmed. Can paint choices, cabinet colors, and flooring really impact a buyer?
It depends to what degree the style clashes. That's why its good advice when selling your home, to just go with neutrals when possible. Some of my clients have the innate ability to look past aesthetic flaws to see the "bones" of a home.
Others get so caught up in the wallpaper, they can't see the big picture. My advice - if you want to sell your home quickly, invest in some beige paint so buyers can have a chance to envision themselves living the the home.
This is living in sin, right here. This type of outdated (and dilapidated) design will hang up most buyers.

From backyard barbeques to fireworks at Slugger Field, Louisville knows how to celebrate Independence Day. Here are a few of my favorite ways to celebrate:
Play a round of golf first thing in the morning. It's supposed to be cool, in the 50's on Friday. That's perfect weather to get some time on the green.
Grill out. Pick your favorite, whether it's ribs and chicken or a nice steak. Spend time with the ones you love at a backyard barbeque.
Watch fireworks. Get a jumpstart on the weekend at the Bats vs. Indians game on July 3 then treat yourself to a post-game firework show.
